Can I operate my own business through a commercial property
purchased through my self-managed super fund?

Yes. This is a popular strategy for business owners to buy business premises. If your self-managed super fund has enough cash, you can purchase the property outright. If not your SMSF can seek a Limited Recourse Borrowing Arrangement (LRBA) to help purchase the property which your business then leases.

What is a Limited Recourse Borrowing Arrangement (LRBA)?

A Limited Recourse Borrowing Arrangement (LRBA) is a special type of loan that allows your Self-Managed Super Fund (SMSF) to borrow money to purchase property. The property is held in a separate trust, known as a bare/custodian trust, until the loan is repaid.

If the SMSF defaults on the loan, the lender’s recourse is limited to the property held in the bare trust, and protects other assets of the SMSF are protected.

Can I live in a residential property I purchase through self-managed super?

No. There are strict criteria for investing in residential property through self-managed super. You cannot purchase a primary residence, construct a new home or live in the property.  Your accountant or financial advisor can provide specific advice regarding your options.
